Setting up in Val-d'Oise

Living in Val-d'Oise and relocating your employees

Where to live and at what price, where to send children to school, what healthcare and leisure facilities are nearby, and what formalities an employee arriving from abroad must complete: answers drawn from official sources, for the department and for each of its 183 municipalities.

This page contains only official, dated data, reproduced as published, including where it is less favourable than the average. It is not personalised advice: for an individual situation, the official page cited prevails.

Indicators for your municipality

Choose a municipality: the page shows its housing, healthcare, schooling, leisure and safety indicators, each with its source and reference year.

Housing

Two public sources show what housing costs, municipality by municipality. The Housing Ministry's “carte des loyers” estimates the advertised rent of an unfurnished dwelling, service charges included: in Val-d'Oise the indicator ranges from €11.3 to €21.1 per m² for an apartment and from €10.2 to €18.3 per m² for a house, depending on the municipality.

Sales recorded by the tax administration (“Demandes de valeurs foncières”, DVF) give the price actually paid: from January 2021 to December 2025, the median price was €3,408 per m² for the 36,987 apartments sold in the department and €3,696 per m² for the 32,387 houses.

The rent indicator is an estimate for a standard dwelling (a 52 m² apartment, a 92 m² house) put on the rental market in the third quarter of 2025; it is neither an average nor a median rent. Where a municipality has too few listings, it is computed on a group of neighbouring municipalities: this is stated for each municipality. A municipality's median price is not published below 10 sales.

Schools and international sections

For state schools, the town hall of the municipality where the family lives indicates the catchment school. The Ministry of National Education publishes the list of international sections in primary schools, collèges and lycées: for 2026 it lists 6 sections in 4 state schools in Val-d'Oise.

Safety

Every year the Ministry of the Interior publishes, for each municipality, the number of crimes and offences recorded by the police and gendarmerie, according to where they were committed. These figures count offences brought to the attention of the security forces: they also depend on how readily victims report them and on police activity.

Relocating an employee from abroad

Each formality is handled by a specific administration. For each one, here is what the official page says and where to find it. The rules depend on each person's nationality and situation: only the official page is authoritative.
